Here are some general maintenance items that should be addressed. Some of these items should be done after taking possession of the home, while other items should be done periodically.
After Taking Possession of Home
Change locks on exterior doors
Make sure windows and doors are secure
Know where emergency shutoffs are (water, electricity, gas, etc.)
Make sure smoke detectors are outside all sleeping areas and replace batteries
Review your home inspection report for any items that require immediate attention
Periodically
Check fire extinguishers to see if they are still charged
Check heating/cooling air filters and replace if necessary
Clean gutters and downspouts
Check faucets and shower enclosures for leaks. Repair or replace if needed.
Spring and Fall
Examine roof for damage or leaking
Trim branches and shrubs so they don’t contact house or electrical lines
Examine basement and/or crawl space for presence of moisture
Inspect windows for operation and rot
Paint and/or caulk exterior features as needed
Inspect driveways, sidewalks, porches, decks, for deterioration and safety
Test all Ground Fault Circuit Interrupter devices (GFCI)
Make sure hose bibs are shut off in fall before freezing temperatures
Inspect for wood destroying insects
Test the garage door opener to ensure the auto-reverse feature is working properly
Clean and inspect all appliances as the manufacturer recommends
Annually
Replace smoke detector batteries
Have heating and cooling systems checked by licensed professional
Have chimneys inspected and cleaned
